Job Title: General Maintenance III – 2nd Shift
FLSA Classification: Non-exempt
Job Purpose:
Maintain general maintenance in work areas and University property to University standards in service to students, staff and visitors. The General Maintenance III is responsible to sustain the safe and reliable working order of various systems of campus facilities. An important part of the position is supporting the ministry and mission of the University and advancing the academic excellence and spiritual vitality of our University and students. Each employee plays an important role in the development of the Christian faith in our students.
Essential Functions:
Duties:
- Duties related to plumbing systems would include: repairing and performing routine preventative maintenance on all types of plumbing fixtures, water and waste lines, Steam lines, drains, pumps, traps, hot water heaters and storage tanks.
- HVAC related tasks to include repairing and performing preventative maintenance on fan coil units, air handlers, refrigeration equipment, air compressors, motors, pumps, and pulleys. Tasks such as filter changing, lubricating motors, changing belts, adjusting pulleys, cleaning oils and other assigned maintenance related to heating, ventilation, and cooling.
- Electrical preventative maintenance would include routine lamp replacement, changing ballasts, replacing damaged outlet and switch covers, performing emergency lighting tests in all facilities, executing simple voltage checks and other basic electrical duties as assigned.
- Perform preventative maintenance on interior components of building structures such as: ceilings, windows, doors, flooring, carpeting, partitions, cabinets, window blinds and shades, door closers and other door hardware.
- Exterior components would include minor roof repairs, gutters, minor carpentry, and painting. 10% of assigned duties would include responding to work orders that are time sensitive and best completed after normal working hours. This might include painting and drywall repairs in campus facilities.
- It is expected that while on shift this position will be required to respond to requests from Safety and the Switchboard to address situations that need the immediate attention to safeguard people and property.
- Painting would make up an additional 10% of workload.
- Participation on the Physical Plant after hours On Call rotation will be required after completion of an initial orientation and training period.
- Assist in general plumbing, electrical, carpentry and heating-ventilation and air-conditioning maintenance duties.
- Setup for chapel services in Hughes auditorium and other large events including commencement
- Accept other duties as required
Critical Physical Demands:
- Frequently required to lift/move 20-45 pounds
- Frequently able to stand, walk and climb stairs
- Frequently able to climb ladders
- Frequently able to grasp and perform fine manipulation
- Frequently able to stoop, kneel and bend
- Frequently able to work overhead
- Occasionally able to sit
- Occasionally required to lift 50-100 pounds with assistance
- Occasionally assist with moving heavy equipment.
- Job is both interior and exterior and may include wet work and high humidity.
- Position is considered essential and must report to work, if possible, when the institution is closed due to extreme weather conditions and emergency closings.
Skill Requirements:
- Must be able to read and write
- Basic math skills needed
- Working knowledge and familiarity with commercial/institutional boilers.
Physical Requirements:
While performing the duties of this job, the employee is regularly required to talk or hear. The employee frequently is required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms.
This position requires the ability to frequently lift 20-45 pounds.
Position Type/Expected Hours of Work:
This is a full-time on-site position, and hours of work and days are Monday through Friday, 3:00 p.m. to 11:30 p.m. Potential exists to work some weekends.
Travel:
No travel is expected for this position.
Qualifications:
- High school diploma or equivalent highly preferred. Two years advanced technical training or certification preferred.
- 5 plus years of related experience in a trade maintenance related field of work.
